Is BIMIT right for your building?
The property types BIMIT is built for, and the work it is not the right tool for.
BIMIT turns a scan of an existing building into a BIM model. It is built for buildings — enclosed, floor-by-floor structures with walls, doors and levels a model can be organised around. If that describes what you scanned, BIMIT is for you.
Property types we accept
Commercial, industrial and residential buildings are all accepted, and the same setting choices are open to each of them. What changes between one building and the next is not its category but how much of it you want modelled and how large the scan is.
| Category | Typical of it |
|---|---|
| Commercial | Offices, retail, hospitality, mixed-use, parking structures |
| Industrial | Warehouses, distribution centres, manufacturing and production space |
| Residential | Single homes, multi-family buildings and their common areas |
A parking structure is a building for our purposes, and so is a warehouse with no interior partitions. Whether the outside of either gets modelled is a question about scope rather than about the property: exteriors can be added only to a BIMIT 300 order, as add-on scopes — see What each setting models.
What BIMIT is not the right tool for
We would rather tell you now than after you have uploaded a scan.
- Bridges, tunnels, roads and other civil infrastructure. These are not buildings, and BIMIT's element catalogue does not describe them.
- Parks, plazas and other landscape-only sites. With no enclosing structure there is nothing for the model to be organised around.
- Open-air sites — a yard, a lot, a site with no building standing on it. A site scan is useful to us only alongside the building it surrounds.
- Anything above LOD300. BIMIT tops out at LOD300. Fabrication-level work, where every connection and fixing is modelled to the part, is a different discipline and we do not deliver it.
Send us the scan details before you upload. A building with unusual geometry is usually fine; a site that is mostly outdoors usually is not, and it is a cheaper conversation to have first.
